How Long Does it Take?<\/h2><\/div>

One of the most common questions we hear is: How long will it take to sell?

Once we list your mineral rights for sale<\/a>, most sellers receive offers within 1 to 3 weeks<\/strong>. Typically, a property goes under contract (via PSA) shortly afterward.<\/p>\n

Already have an offer?<\/strong>
Be cautious. Some mineral buyers<\/a> pressure sellers with short deadlines. This tactic discourages you from getting competing bids\u2014because in a competitive market, their offer is not likely at all to be the best. These deadlines are designed to lock you in quickly and buy below market value. Don\u2019t fall for it.<\/strong><\/p>\n

PSA – Purchase and Sale Agreement<\/h2><\/div>

Once you accept an offer, the buyer sends over a PSA\u2014short for Purchase and Sale Agreement<\/strong>. This document outlines:<\/p>\n

  • Any price adjustment clauses<\/li>\n
  • Legal terms of the sale<\/li>\n<\/ul>\n

    Due Diligence<\/h2><\/div>

    Buyers usually get 30 days<\/strong> for due diligence after signing the PSA. In some cases\u2014like Texas\u2014this may be as short as 14 days. In other areas, such as West Virginia, it can take up to 90 days due to complex title requirements.<\/p>\n

    Before signing anything, you\u2019ll know exactly how long the due diligence period will last. We always push for the shortest time-frame possible<\/strong> while still giving the buyer enough time to review everything.<\/p>\n<\/div>

    Closing \/ Escrow<\/h2><\/div>

    After due diligence is complete, we move to closing. Here\u2019s how it works:<\/p>\n

    • The buyer prepares a mineral deed<\/strong> to transfer ownership.<\/li>\n
    • US Mineral Exchange and\/or your attorney reviews the deed and requests any needed changes.<\/li>\n
    • You sign and notarize the deed, then send it to us.<\/li>\n
    • We hold the deed until the buyer sends funds.<\/li>\n<\/ul>\n

      If the buyer fails to pay, we return the deed to you and no sale occurs. That said, this has never happened.<\/strong> This process protects both parties. If the buyer sends the funds, we release the deed. Everyone walks away secure and satisfied.<\/p>\n<\/div>
